Over 40 years of Master-Planned Communities

Ranpac has designed more than 30,000 residential dwelling units on about 17,000 acres, including 10 master-planned communities with 600 commercial acres, in California, Nevada, Saipan, and Korea.  Following are some of Ranpac’s notable projects:

 

Terramor (2000 – 2013)(Formerly Toscana)

Master-Planned Community – 1,443 Single-Family Lots on 960 Acres
Temescal Valley, Riverside County, CA

Terramor is a 960-acre Tuscan-themed master-planned community.  In 2007, Ranpac successfully obtained approval for Specific Plan 327, which included 1,443 single-family lots, recreation centers, neighborhood parks and paseos, and 510 acres of open space.  Ranpac performed all aspects of obtaining this approval, including the Environmental Impact Report, plan concept and design, community outreach, engineering, and acquisition/disposition.


Santa Rosa Springs
(1988-1991)

Master-Planned Community – 3,800 Dwelling Units on 3,800 Acres
Murrieta, Riverside County, CA

Santa Rosa Springs was planned by Ranpac as a master-planned community on 3,800 acres.  Ranpac completed entitlements for 3,800 dwelling units, with a 27-hole championship golf course and a 20-acre commercial zone.  In 1990, Ranpac and The Nature Conservancy agreed not to develop Santa Rosa Springs, and they joined fundraising efforts to raise the fair market value of $48,000,000.  They were able to raise $35,400,000, and Ranpac donated $13,600,000 in order to preserve the 3,800 acres as an ecological reserve. 


Crowne Hill (1986-1988)

Master-Planned Community – 1,121 Single-Family Lots on 485 Acres
Temecula, Riverside County, CA

Crowne Hill, located on the northeast corner of Highway 79 and Butterfield Stage Road, was developed by Ranpac as a residential master-planned community with 1,121 single-family lots on 485 acres.


Master-Planned Golf Course Communities – 4,200 Dwelling Units on 2,000 Acres
Temecula, Riverside County, CA

Redhawk and Vail Ranch are residential master-planned communities with approximately 4,200 dwelling units, an 18-hole golf course, and 280 acres of commercial on 2,000 acres.  Ranpac performed all planning, including the Specific Plan and Environmental Impact Report; processed and obtained the approval; designed all construction drawings, including all infrastructure; and managed construction.

Master-Planned Community – 2,568 Dwelling Units on 600 Acres
Henderson, Nevada

Sunridge at MacDonald Ranch was developed by Ranpac as a master-planned community on 600 acres, with 20 planning areas consisting of 2,568 dwelling units on 473 acres, neighborhood commercial on 5 acres, a park site on 24 acres, open space on 59 acres, and roads on 37 acres.  The residential component included 155 custom lots ranging from 1.2-1.8 dwelling units per acre, 1,540 single-family detached lots, 182 townhomes, and 691 apartments, for a project average of 5.5 dwelling units per acre.

Master-Planned Golf Course Community – 600 Dwelling Units on 600 Acres
Island of Saipan, North of Guam

Ranpac designed a master-planned, mixed-use golf course community on the Island of Saipan, which is the largest and capital island of the U.S. Commonwealth of the Northern Mariana Islands located just north of Guam in the Pacific Ocean.  The project included an 18-hole golf course, 600 dwelling units, and 120 acres of tourist commercial on approximately 600 acres.

Master-Planned Golf Course Community – 1,050 Dwelling Units on 657 Acres
Murrieta, Riverside County, CA

Copper Canyon was master-planned by Ranpac in a joint venture with Great American Savings and Loan.  It was a master-planned golf course community on 657 acres, comprised of 1,050 dwelling units, the golf course, a clubhouse, hotel, parks, open space, recreation areas, schools, and 8 acres of commercial.

New Community – 9,661 Dwelling Units on 6,483 Acres
San Joaquin County, CA

Ranpac planned the new master-planned community of Liberty for San Joaquin County.  Liberty encompassed 6,483 acres, which was broken down into three separate but integrated communities.  As a whole, Liberty included 9,661 dwelling units (about 50% of the project site), with a wide array of housing types with an overall density of 1.5 dwelling units per acre.  It also included 109 acres of business parks, 59 acres of commercial facilities, and 2,936 acres of recreational areas such as golf courses, regional parks, community parks, sports centers, paseo parks, and open space conservation areas.

New Specific Plan – 207 Dwelling Units on 180 Acres
Town of Apple Valley, County of San Bernardino, CA

Ranpac planned the White Mountain Center Specific Plan, which encompassed approximately 180 acres of land adjacent to Interstate 15.  The primary land use components consisted of a 45-acre auto park, a 43-acre business/office park, 32 acres of residential with 207 dwelling units, 16.4 acres of commercial/retail, and 16.6 acres of civic center/office park.

Self Storage Projects

 

8 Self-Storage Buildings – 173,000 Square Feet
Wildomar, Riverside County, CA

Ranpac purchased 10 acres of raw land, planned and obtained approval from the City of Wildomar for 8 self-storage buildings totaling 173,000 square feet, and graded the land.   Ranpac sold the project in April 2020.

Murrieta, Riverside County, CA

Ranpac purchased 5.6 acres with 40,000 square feet of self-storage units and 300 RV parking spaces, and converted the RV parking spaces into 83,600 square feet of self-storage units.  The project was completed in April 2020.

Ranpac is currently designing a plot plan for RV & boat storage on 20 acres of land in the French Valley area of Murrieta in Riverside County, California.

Mitigation Bank

 

1,280 Acres of Mitigation Land
Aguanga, Riverside County, CA

Ranpac purchased 1,280 acres of land with biologically significant resources that included habitat as well as threatened and endangered species such as the California Gnatcatcher and the Quino Checkerspot Butterfly.  Ranpac innovated by creating the first and largest mitigation bank in Riverside County.  To offset development impacts to environmentally sensitive land, developers purchased “credits” from the Wilson Creek Conservation Bank.  (One acre = one credit.)  This allowed Ranpac and the U.S. Fish and Wildlife Service to preserve all 1,280 acres of the Wilson Creek Conservation Bank, creating a win/win solution for both the U.S. Fish and Wildlife Service and the developers, who were then able to proceed with their projects.

45-Acre Commercial Project
Coachella, Riverside County, CA

Ranpac developed a 45-acre commercial project in the City of Coachella in the Coachella Valley.  Ranpac obtained the entitlements and sold the project in 2006.

15.6 Acres
Murrieta, Riverside County, CA

Golden Triangle was a short-term land-banking opportunity that began with the assemblage of 15.6 acres of raw, commercially-zoned land in the Golden Triangle area of Murrieta, California, and was sold to a commercial developer.

Road from Murrieta to the Orange County Coast 

Because it would be greatly beneficial for commuters to have a highway connecting the I-15 Freeway in the Temecula Valley of Riverside County to the I-5 Freeway in San Clemente, Orange County, Ranpac and two other firms joined to prepare a feasibility study to extend Clinton Keith Road from Riverside County to Avenida Pico in Orange County—approximately 12 miles—as an alternative to the dangerous Ortega Highway from Lake Elsinore.  However, due to the proximity of Camp Pendleton, the project was infeasible.

Development Feasibility Analysis
Monterey Peninsula, CA

Ranpac and TPC were retained by Bank of the Orient to provide a comprehensive analysis of their interests in the Monterra Ranch Project.  This analysis was performed from the perspective of a land developer and was provided to assist the Bank in making decisions on the disposition of these assets.
